This new-construction home built by Victory Homes LLC. and interiors by Lanie Kiatta, is located in Lubbock, Texas and it features a Mediterranean style aesthetic that softens up the broad West Texas landscape. Teaming up with local drafting firm, BH Drafting (Lubbock, TX) Gabriel Reyes, the owner of Victory Homes, aimed for designing a Mediterranean Boho style house that blended modern elements with warm touches. This was accomplished by using a black and white pallet in most of the home, but also introducing wood elements throughout as well as softening the lines of the home with the use of bullnose archways.
Utilizing maximum functional space inside the parameters of the home without sacrificing overall interior design is always at the forefront of the design process and being we knew that we wanted to home to take on a ‘U’ shaped backyard that would be viewed from multiple places in the house. Once we had our space lined out we quickly knew that a pool and back fireplace would be the backdrop for our outdoor living space. This 3,246 square foot home is 4 bedrooms, 3 and a half bathrooms, and a 2 car garage.

The entry to the home sets the tone for the entire home and consists of three symmetrical double groin ceilings that are finished with ‘Mangum – Country French’ brick pavers divided by custom made beams.

“The 3 sets of operational solid wood doors were custom finished by our friend Yesenia Rodriguez, owner of “Pancho & Lefty” (@pancho_and_lefty), based out of Brownfield, Tx. When deciding how to finish the doors we focused on going for a deep stain that would be both inviting and tell a story, the rest we left up to Yesenia and needless to say she knocked it out of the park.” – Victory Homes LLC.
“The Living Room plays to the Boho mentality that ‘less is more’. When considering the overall flow of the home I knew that I wanted the home to be filled with natural light. The ceiling in this space sits at 12’ and although we wanted the room to feel tall we also didn’t want to take away from the ‘homeyness’ of the space. We used custom made faux wood beams made by our friends at TLB & Sons Cabinets (Lubbock, Tx) to frame in the light fixture and directionally point our design to the custom made inset bookshelves that sit inside the wall.” – Victory Homes LLC.
“I also wanted to highlight the outdoor space of the home and have a bit of a ‘wow’ factor as soon as you walked in. We were able to accomplish this with a 12’ wide by 8’ tall quad slider that we used for the back door.” – Victory Homes LLC.

The living room proves that sometimes less is more as the 14’ tall ceiling features 2 rustic beams that frame the ‘Capital Lighting Nira (similar style: here.)’ perfectly.
“At Victory Homes we believe that the kitchen is the ‘heart’ of the home. Therefore, when designing this kitchen we wanted to create a space that would be as functional as it is beautiful. A space that could easily hold a large gathering of people, but would also not feel too large in a more intimate setting. Focusing on these key elements we designed the kitchen with a 10’ ceiling in order to follow in line with the overall quant and hominess feeling. We also lined the entire ceiling with pine tongue and groove boards in order to invite some ‘warmness’ to the home by introducing wood elements in specifically arranged areas of the home. This allowed for our kitchen to feel ‘moody’ without letting it feel ‘cold’.” – Victory Homes LLC.

The stained work island is 11’ long by 40” deep and features functional cabinet depth on both side of the island with the corners purposed for basket storage. The 2nd island is 11’ long by 36” deep and features a custom made maple wood top that continues down the sides for a waterfall counter feature. This island was designed with overhang on each side in order to be able to seat 8-10 people at any given time.

Each secondary bedroom ceiling treatment is a custom ceiling designed by the builder Gabriel Reyes with Victory Homes, Lubbock, Texas. Each ceiling is an aesthetic treatment that focuses on subtle depth design. This bedroom has a rectangle panel style ceiling that reflects the three windows on the front wall of the bedroom.
Each ceiling treatment, although different from each other allow the home to “flow” well from room to room by using the same technique of frame and plaster and holds to the home’s ‘less is more’ approach consistent to its boho theme.

“Featuring an oversized back patio with two seating areas the pool is backdropped against a marvelous Mediterranean style outdoor fireplace. Roman Olguin with Roman O’s Swimming Holes (Lubbock, Tx) installed this in ground gunite 24’x25’ foot that features a bahama ledge, fountains, bar stools, hot tub, and athletic style pool with a cover. Our absolute favorite thing about the pool would be the black diamond plaster that we used for the pool. This allowed the finished product to tie into our overall theme as the water looks a little deeper and darker than it actually is at first glance.” – Victory Homes
