Holiday homes can be a fantastic investment, not only financially but also for our minds and personal well being. It’s great to have your own little retreat to escape to when the stresses of life get a little much.

The only problem with holiday homes can be how long they are unoccupied each year. It can feel a little daunting, having a property elsewhere which we can’t check up on as much as we would like to. The winter months and colder weather can add its own problems, and CNM Online, the heating and washroom specialist, have provided some tips to help maintain your holiday home and checks to make each time you visit. After all, a holiday home should be your escape from the general stresses of life, not add to them.

6 Essential Tips for Holiday Homeowners Peace of Mind:

1. 1. 1. If you’re holiday home is unoccupied during the colder months it is best practice to turn the water off at the stop clock (which is usually outside of the property) and empty the pipes. Leaving water in the pipes can cause it to freeze, which in turn can cause the pipes to crack.

1. 1. 2. If you don’t want to turn the stopclock off, ensure that the heating at the property is left on at a low heat, around 7C. This should keep the pipes warm enough to avoid freezing.

Insulating pipes which are exposed to the elements can also help prevent damage from the cold, and this isn’t only pipes outside the property, but also those around the water tank and in the attic. Burst pipes can cause significant damage, with each claim totaling around $10,000 on average.

1. 1. 4. Keep up to date with your gas safety check. Holiday homeowners are legally required to ensure all gas appliances are well maintained and to have a gas safety check carried out annually by a registered body.

1. 1. 5. If you’re renting the property out or having guests stay, make sure you have a welcome folder with the location of the stop tap for the property. They will need this in case of an emergency.

1. 1. 6. 6. Make sure that when you visit the property you make essential checks. Check the guttering and roof for any damages, ensure your chimney is maintained if you have one (and swept every 18 months), and make sure all your fire detectors are working.
