We’re going in a smaller scale with today’s post and I am loving that! House prices continue to dramatically rise in many places of the country and many families are choosing to live in smaller homes, apartments and duplexes, like the one we will see today. I am happy to share this half duplex built by one of my favorite builders in California, Patterson Custom Homes (previously featured here), and with architecture by Brandon Architects.

The exterior is accentuate with whitewashed brick and concrete.

This home has a cottage-y feel that I love! Notice the landscaping – easy to maintain, which is great 🙂 – and the charming bistro set. The exterior color is custom, but similar to Charcoal Blue SW 2739 Sherwin Williams.

You can have a gorgeous kitchen even if you live in a smaller home or in a townhouse, apartment or duplex! All you need to do is design the space well. As you can see, this kitchen is not big, but by placing full cabinets on only one wall, this entire space feels more open and larger. Wall paint color is Dunn Edwards Fine Grain.

Kitchen Sink: Rohl – Rohl kitchen sinks are pricey but they’re one of the best sinks out there! I often recommend them to my own clients.

The hardwood flooring throughout the house is 7” Wide – Random Length – engineered European oak, medium wire brush with Matte Oil Finish – similar here & here.
Perimeter Countertop: Neolith Artic White – Polished

The family room features a gorgeous painted brick fireplace and White Oak hardwood flooring – I love this new classic combo! Wall paint color is Dunn Edwards DE6213 Fine Grain.

Ceiling Fan: Monte Carlo.
The fireplace brick is laid in a combination of herringbone and brick-style patterns.
Fireplace: Isokern – The interior of the fireplace is finished with 1×9 firebrick hand-laid in a herringbone pattern.
Mantel: Reclaimed White Oak Wood Mantel.
Walls are Dunn Edwards Fine Grain.
