Located in Newport Beach, California and designed by architect Eric Aust from Eric Aust Architect, this home features modern farmhouse interiors that surely will inspire you. Here, the architect shares the details in designing this property:
The clients approached me about designing a ground up, new house on a small beach parcel in Newport Beach, California. As I had lived in the neighborhood previously, I was well aware of the advantages as well as the challenges of this close knit beach community of Newport Shores. They had outgrown their existing house in a nearby neighborhood and had purchased this parcel in order to build their dream home. The lots in the area are small (31’x80’) and very tight to the neighbors, therefore we needed to be especially careful with window placement, views and general layout. We also wanted to create an inviting and open front patio for the owners to entertain on. The clients also desired a more traditional look with smaller massing along the street that would help mask the 3 stories and provide a house more in scale with the neighborhood. (*see the attached initial design sketch provided to the clients at the end of the post…. it’s very close to the finished product). The 1st floor was left completely open to provide a modern layout and provide a more open feeling. Part way through the design process, the clients found out they were pregnant with a 3rd child. We had to modify the 2nd floor layout to provide a small nursery in addition to the 4 bedrooms and 3 bathrooms already designed on the 2nd story. We designed the structure around the nursery so that it could be modified in the future to be transformed into a playroom for the kids when they get older. Adaptability and change are important in order to provide clients with a house that can grow and adapt as their needs change. The City of Newport Beach has strict design guidelines limiting overall floor area and height. Working with these limitations, we were able to provide the client with a 3rd floor “man cave” for practicing guitar and a quiet place to work. We also created a roof deck off that room with sunset views over the Pacific Ocean. Overall, the design process was very quick and efficient because the clients had a strong vision of the house that they wanted and how they wanted to use the house.

The master bedroom feels calm and relaxing with vaulted ceilings.

A sleek sliding barn door opens to the ensuite.
This bathroom features half wall subway tile with white grout. The shower features the same tile with black grout to create some depth.
